Sketch design

Sketch design

We start on your site, early, with a tape measure and no drawings. Once we understand where the sun lands and where the air moves, we sketch by hand — three or four schemes, deliberately rough, so nobody falls in love with a rendering before the plan is right. You see all of them, including the ones we do not recommend.

Design development

Design development

The chosen scheme gets resolved properly: floor plans, sections, ceiling heights, window positions, the interface between inside and out. We build a 3D model at this stage, not to sell you the house but to test it — shadow studies through a full year, sightlines, and whether that kitchen window really does catch the morning light.

Development application

Development application

Not every project needs council consent. If yours does, we run the whole process: town planner, documentation, submission, and the information requests that inevitably follow. You get a realistic timeline at the start rather than an optimistic one.

Interior design

Interior design

Joinery, cabinetry, fixtures, finishes and the storage nobody thinks about until it is missing. This happens in-house and alongside the architecture, because a kitchen designed after the walls are set is a kitchen full of compromises.

Building approval

Building approval

A private certifier has to approve the house before anyone can start. We coordinate the consultants, assemble the documentation package, and chase the approvals so that you are not the one making those phone calls.

Construction documentation

Construction documentation

The drawing set the builder actually works from. Every junction resolved, every dimension there, so the quotes you get back are comparable and the questions from site are few. A director stays on the project through construction — the person who drew it is the person who answers.
